5 Hard Truths Every Home Seller in DFW Needs to Hear
What do sellers in the DFW area most commonly get wrong when listing their home?
Most sellers in Arlington, Mansfield, and the greater Fort Worth area lose time, money, or both because of a few avoidable mistakes: overpricing, overlooking smells, ignoring deferred repairs, keeping personal decor, and waiting for the “perfect” market moment that never comes.
My job isn’t to tell you what you want to hear. It’s to help you get the best possible result.
That’s a distinction that matters more than most sellers realize. Real estate has a lot of yes-people in it — agents who will agree with your price, nod at your timeline, and quietly watch your listing sit. I’m not that agent. The sellers I work with in Arlington, Kennedale, Midlothian, and across the southern DFW Metroplex get results because we go into the process with clear eyes and a real strategy.
So before you put that sign in the y ...

Is there a move-in ready 4-bedroom home available in Waxahachie, TX right now?
Yes — 227 Old Spanish Trail in Settlers Glen is a 4-bedroom, 2.5-bath home with a primary suite downstairs, open-concept living, and an unbeatable location just minutes from I-35. It's available now and priced as one of the best values in Waxahachie.
Move-In Ready 4-Bedroom in Waxahachie, TX — Primary Suite Downstairs, Settlers Glen
Here's something you don't find every day in Waxahachie: a 4-bedroom home that's actually move-in ready, in a community people are actively competing to get into, at a price point that makes sense.
227 Old Spanish Trail in Settlers Glen checks every box — and in a market where well-priced, updated homes are moving fast, that's not a statement I make lightly.
Whether you're relocating to the southern DFW Metroplex, outgrowing your current space, or finally making the move to Ellis County, this home is worth a serious look. Let me break down exa ...

Why Your Agent Writes Vague Repair Requests (And Why That's Actually Protecting You)
Why do real estate agents write broad repair requests after a home inspection?
Real estate agents use broad repair language — like "have a licensed plumber inspect and repair or replace as required" — to ensure the correct licensed expert diagnoses the actual problem, rather than locking sellers into a specific fix that may not address the real issue.
I recently closed a deal with a first-time homebuyer in the DFW area who stopped me mid-negotiation to ask a great question.
"Why isn't the repair request more specific about the plumbing issue?"
Completely fair question. And it opened up one of the best conversations I've had with a client in a while — because the answer matters a lot more than most buyers realize.
Here's the thing: that "vague" language isn't lazy. It's intentional — and it's there to protect you.
Why Agents Write Broad Repair Requests

Is 2907 Arbor Oaks Dr in Arlington, TX a good buy?
2907 Arbor Oaks Dr is a fully renovated 4-bedroom, 3-bathroom pool home in North Arlington's Forest Hills neighborhood, priced with over $150,000 in recent upgrades already completed — and the 2026 HOA fees paid in full.
Here's the thing about renovated homes in North Arlington: the word gets used a lot, and it rarely means what you think it means. A fresh coat of paint and new hardware on the cabinets doesn't make a renovation. What we have at 2907 Arbor Oaks Dr in Forest Hills is the real thing — a complete, top-to-bottom transformation of a 4-bedroom, 3-bathroom pool home in one of Arlington's most established and walkable communities.
We're talking new hardwood floors throughout (2024), a DaVinci impact-resistant roof (2025), a Trane heat pump HVAC with smart thermostats (2022), three fully renovated bathrooms, a spa-inspired primary suite, and a PebbleTec pool with a brand-new deck and pergola. Oh — and ALL ...

Should you wait until fall to buy a home in DFW? Probably not. DFW inventory is at multi-year highs, prices have dipped 3.4% year-over-year, rates are around 6%, and sellers are offering concessions that haven't been available since before 2021.
Should You Wait Until Fall to Buy a Home in DFW? Here's What I'm Telling My Clients Right Now
Last week, I had three buyer consultations. Three different people. Three completely different situations. And all three of them asked me the same exact question: "Should we wait until fall?"
It's the question I'm hearing constantly right now. And I get it. Rates have been frustrating. The last few years of the market felt chaotic. It makes sense to want to wait for a "better" moment.
But here's what I told all three of them — and what the data actually supports.
The DFW Market Right Now Is Quietly Favorable for Buyers
Let me give you the honest picture of what's happening in the Dallas-Fort Worth market right now, bW ...
