I’m sorry (not really), but your home probably isn’t worth what Zillow says it is. It could be worth more. Or, in some cases, it might be worth less. Either way, relying on Zillow’s Zestimate to determine your home’s value is like taking investment advice from your cousin’s kid who just took a crash course on crypto. It’s unreliable at best.
As a real estate agent in Fort Worth, I’ve seen firsthand how Zillow’s algorithm can miss the mark. Recently, I helped a seller get $47,000 over their Zestimate. Here’s how we did it—and why you should think twice before trusting an online estimate over a local expert.
The Problem with Zillow’s Zestimate
Zillow is great for browsing listings and daydreaming about homes (guilty as charged). But its Zestimate tool? It’s a starting point, not gospel. By pricing the home strategically, staging it to shine, and marketing it with flair, we sold the house for $47,000 more than Zillow’s Zestimate. That’s money the seller might have left on the table if they’d trusted an algorithm over a local expert.
