What Zillow Doesn't Tell You (But Your DFW Realtor Will)
That dream house you're scrolling on Zillow? It's probably already under contract.
Zillow doesn't show you how fast really good listings move in the DFW market. By the time it hits your feed, serious local buyers already toured it days ago.
What Zillow Gets Wrong
Here are the gaps Zillow leaves you to figure out on your own:
Zestimates are often off by tens of thousands
The algorithm guesses based on public data. It doesn't know about recent upgrades, the condition of that 20-year-old roof, or how motivated the seller actually is.
Listings stay active even after they're sold
That "hot new listing" might have accepted an offer last Thursday. You'll only find out when you call and get the voicemail.
Pocket listings never make it to Zillow
The best properties—especially in competitive areas like Fort Worth, Arlington, and Mansfield—often sell through agent networks before going public.
The mortgage calculator forgets real costs
It shows principal and interest, but skips property taxes (high in Texas), homeowners insurance, HOA fees, and PMI if you're putting less than 20% down.
Zillow Is a Tool. Realtors Are Strategy.
Zillow's great for browsing from your couch. But it doesn't:
-
Know your non-negotiables (pool? shop? lake proximity?)
-
Alert you about upcoming listings before they hit the public market
-
Walk through a house and smell the cat pee you can't see in photos
-
Run real numbers with your exact financial situation and local tax rates
-
Negotiate on your behalf when multiple offers come in
Get the Full Picture
A platform shows you pictures. A local Realtor shows you reality.
I spend my days talking to other agents, previewing properties before they list, and crunching numbers specific to DFW market conditions and your goals. That's the difference between scrolling endlessly... and walking into your next home with confidence.
