Problem 1: Most buyers have no idea what agents actually do.
When buyers see the commission on the closing statement, they often think, “I paid that much just for someone to unlock doors and fill out paperwork?”
If that’s truly all the agent did, that frustration is valid. But a great agent does so much more — analyzing market trends, researching repair costs, uncovering off-market opportunities, negotiating strong contracts, and protecting clients from costly mistakes. What looks simple from the outside usually involves hours of behind-the-scenes work that saves clients time, money, and stress.

The irony? People get upset about the commission because they can see it. It’s printed in bold on the closing statement. Meanwhile, title markups, lender fees, and inspection-related expenses quietly add thousands more behind the scenes.
Commissions get the spotlight, but they’re not the real leak. The hidden costs are what truly drain a buyer or seller’s budget.
Problem 3: If value isn’t proven, even a fair fee feels expensive.
If an agent can’t clearly show their process or results, their fee will always feel inflated.
