I've worked in Mansfield long enough to know which neighborhoods buyers come back to again and again — and South Pointe is on that short list. It's not a surprise. The combination of the amenities, the architecture, the lot sizes, and the community infrastructure is genuinely hard to replicate at this price point anywhere else in the southern DFW Metroplex.


But here's what I've also seen: buyers who aren't working with someone who knows this neighborhood get caught off guard by how fast homes move, and they end up watching the right house go to someone who was better prepared. When a South Pointe home has been sitting for 30, 45, or 60+ days, there's usually a reason — overpricing is the most common culprit, followed by deferred maintenance that showed up on inspection. When you see that extended DOM, it's worth having a conversation about what the seller is actually willing to do.


On the flip side, fresh listings priced at market value in South Pointe don't sit. If you're serious about this neighborhood, you need to be pre-approved and decision-ready — not still 'thinking about it' when the right home hits on a Thursday.
