Goodies are up for grabs! Rate buy-downs, $10–30K closing-cost credits, and free smart-home upgrades are common, with 73% of quick-move-in projects nationwide offering incentives. DFW is deal-central right now, making it a prime time to negotiate.
2. Inventory Is (Finally) Catching Up
DFW ranks #2 in the U.S. for new-home permits heading into 2025, but groundbreakings dropped 10.8% in Q1 as builders tackle supply gluts and tariff concerns. The result? More finished homes are hitting the market, giving buyers more options to choose from.

Princeton, TX, along the 380 corridor, saw a 30% population spike with a median list price of $337K. Most of these new rooftops come from builders like DR Horton, proving affordability is driving growth in DFW suburbs.

Tariff noise and labor shortages could push prices up this summer. To avoid a slowdown, builders are dealing now—lock in incentives early to secure the best terms.
