Hot Take: NOW is the Right Time to Buy a House in DFW

Hot Take: NOW is the Right Time to Buy a House in DFW

April 3, 2025

The Early Bird Gets the Home

In a surprising twist for the Dallas-Fort Worth real estate market, 2025 has kicked off with what can only be described as spring-like energy... in the dead of winter. January and February—typically the sleepiest months for real estate—have seen listing volumes that would make May jealous. As realtors across the metroplex report, buyers who've been sitting on the fence are finally making their move.

But why buy a house now? And more importantly—should you?

The Numbers Don't Lie

Let's break down what's actually happening in DFW right now:

  • Mortgage rates have stabilized in the 6-7% range—not the dreamy 3% of pandemic days, but much better than the painful 8% peaks we saw in 2023

  • Housing inventory is up 31% compared to last year, giving buyers actual choices instead of desperate bidding wars

  • About 30% of listings have seen price reductions, signaling a shift in negotiating power

  • Days on market are hovering above 50, allowing buyers proper time for due diligence

What we're seeing is what experts are calling a "Goldilocks market"—not too hot, not too cold, but just right for savvy buyers.

DFW's Economic Engine Keeps Roaring

While other markets may be cooling, DFW continues to cement its position as an economic powerhouse:

  • The metroplex added over 154,000 jobs in 2023 alone

  • February 2024 saw job growth at 6.5%—dramatically outpacing the national average of 1.7%

  • The population recently topped 8 million and is projected to add another million residents by 2030

  • Corporate relocations like Toyota North America and Topgolf continue to fuel growth

This isn't just random growth—it's sustainable demand that supports the housing market from the foundation up.

Why Waiting Could Cost You

The median home price in DFW currently sits around $400,000, with projections pointing to 3-5% appreciation through 2025. This means that $400,000 home could cost you an additional $12,000-$20,000 if you wait until the end of the year.

While some buyers are holding out hope for mortgage rates to drop to 5%, experts suggest this is unlikely. The current 6-7% range appears to be our new normal—at least for now.

It's Not Just About Timing the Market

Remember the old adage: "The best time to buy a home was 20 years ago. The second best time is now."

With 30% of listings seeing price reductions, buyers finally have room to negotiate again. You can actually include contingencies in your offers now—remember those? And with inventory at about 3.5 months of supply (up from the painfully tight 1-month supply in 2022), you have breathing room to find the right home, not just any home.

Where to Look

The DFW metroplex offers varied opportunities depending on what you're seeking:

  • Mansfield continues to offer relative affordability with great schools

  • Grapevine provides luxury options with small-town charm

  • Emerging neighborhoods throughout the metroplex are seeing development at different price points

The Bottom Line

The unusual early-year surge in the DFW housing market signals a potentially robust spring ahead. With stabilized mortgage rates, increased inventory, and fundamentals supporting continued price growth, 2025 is shaping up to be a balanced year for real estate transactions.

For buyers who've been waiting for the perfect moment—this might be as close as it gets. The market has bottomed out after pandemic-fueled price bubbles, offering more properties to choose from and actual negotiating power.

Is it the absolute bottom of the market? No one can say for certain. But with strong job growth, continuous population increases, and projections of 3-5% price appreciation this year, waiting could simply mean paying more later.

Sometimes the hot take is actually the smart take: NOW might indeed be the right time to buy a house in DFW.
