Home buyers and sellers: here are my 2025 predictions for the Dallas-Fort Worth real estate market.
Y'all, I've been watching the DFW market like a hawk, and let me tell you - things are getting interesting for 2025!
1/ Home prices in DFW?
I’m seeing 3-5% annual growth.
Not the crazy rollercoaster we rode during COVID, but still solid enough to make your investment worthwhile.
2/ Mortgage rates are finally coming back to earth (fingers crossed)
Expect around 6-7% for 30-year fixed loans. Not quite the crisis-time unicorn 3% rates we once had, but WAY better than what we've been dealing with!
3/ The biggest headache?
Inventory is still tight, though we might see a tiny bit more breathing room in the back half of 2025.
Sellers, you're still in the driver's seat, but buyers, you've got much better odds than last year.
Buyers: Don't wait until everyone else starts looking!
Team up with an agent who actually knows the neighborhoods - not just someone who can unlock a door.
4/ The emerging areas have deals; the established ones have the lifestyle perks.
Sellers: Those strategic updates matter more than ever. That fresh paint and decluttering job could literally add thousands to your sale price. And don't forget to brag about how close you are to that Trader Joe's or top-rated elementary school!
5/ For my investor friends - the rental market is staying strong with projected rent increases of 5-7%.
That cash flow is looking pretty sweet right now!!
