Comps are important — they give you a solid idea of value. But they don’t tell you how fast your home will actually sell.
Here’s the truth most sellers overlook: If you want to predict real market performance right now, there’s one number that matters more than last month’s sold prices.
Absorption rate.
What Is Absorption Rate?
It’s simply the pace at which homes are selling in your specific market — usually measured monthly. It answers the question: “If no new homes came on the market tomorrow, how long would it take to sell everything currently listed?”
- 1–2 months supply → Strong seller’s market (homes fly off the shelf)
- 4–6 months supply → Balanced market (normal pace, room to negotiate)
- 7+ months supply → Buyer’s market (homes sit longer)
