“The inspection found foundation issues. I'm freaking out. Can you call me?”
One minute later, I called her back—spent 40 minutes breaking down the report, explaining what’s normal (and what’s not) for Texas homes, then lined up three foundation experts to quote repairs by sunrise. I negotiated $8,000 off for repairs. She closed two weeks later.
Yesterday she texted: “Why are you so good to me?”
My answer: “Because I’m your realtor.”
It’s Not Just the Listing or the Contract
